About the Victorian Property Sales Report
The aim of the Victorian Property Sales Report is to present factual information relating to property sales occurring throughout Victoria over a period of 15 months.
The Victorian Property Sales Report provides the most comprehensive quarterly property data available. It represents 93% of settled sales across the state and is based on official Notices of Acquisition.
Valuer-General Victoria commentary
Valuer-General Victoria has provided commentary for the September 2025 quarter – released March 2026.
The figures for the quarter are preliminary and represent 93% of expected settled sales.
Highlights include:
Median house price in Victoria
- Decreased by 0.4% from $753,000 to $750,000 in the September 2025 quarter, having increased by 1.6% in the previous quarter (March 2025 to June 2025).
Median price of units in Victoria
- Increased by 0.2% from $600,000 to $601,000 in the September 2025 quarter, having increased by 0.87% in the previous quarter.
- The median price of units in Victoria for the September 2025 quarter was lower than the median price of houses.
Melbourne median house price
- Decreased by 0.6%, from $855,000 to $855,00 in the September 2025 quarter, and the median unit price increased by 0.8% to $625,000.
- For the 12 months to September 2025, median sales prices in metropolitan Melbourne increased by 1.8% and 1.6% for units.
Country Victoria
- The median house price in country Victoria increased by 1.7%, from at $585,000 to $595,000.
- The median unit price showed no change, remaining at $435,000.
- Over the 12 months to September 2025, median sale prices in country Victoria increased by 5.3% for houses and by 3.6% for units.
Number of house sales
- Of the 761 Victorian locations listed, 291 had median house price increases for the September 2025 quarter, compared to 294 in the June 2025 quarter.
- Four localities recorded no change, 197 showed a decrease, and 243 had insufficient sales.
- The highest number of house sales for the quarter was 523 in Tarneit.
- There were 48 locations with 100 or more sales in the September 2025 quarter.
