Land Use Victoria is now Land Services Victoria
On 21 May 2026 Land Use Victoria (LUV) became Land Services Victoria (LSV). This change reflects our broader role in delivering land and property services for Victoria.
For customers, there is no change to the services they use or how they interact with us. Customers can continue to access the same land title, property and valuation services, and there is no change to how they lodge, search or contact us.
You will start to see the new name appear across our website, forms, customer communications and other materials as these are progressively updated.
During this transition, some references to LUV may still appear in existing documents and systems. Where this happens, these should be read as references to LSV.
New lodgment and search fees for land and water from 1 July 2026
On 1 July 2026, fees for lodging transactions with Land Registry Services (LRS) will change. Some search fees will also increase.
The value of a fee unit, as announced by the Victorian Treasurer for 2026/2027, will increase to $17.27.
Updated fee schedules and calculators for land transactions are available on the 2026-27 fees page.
Fees for lodging transactions in the Water Register will be available soon at https://waterregister.vic.gov.au/about/forms-and-fees/fees.
End of financial year cut off times for lodging with LRS
Instruments received after the dates listed below may be charged at the 2026/2027 fee rates.
Please pay particular attention to the cut-off times for the Generic residual documents ‘Record-Notice-Transfer of Land Act – Section 104’ (Generic Residual Document).

Protecting privacy in the Register of land
The Register of land (the Register) is the official record of land ownership in Victoria. The Register includes the name and address of the registered proprietor(s) of each property, which is personal information under the Privacy and Data Protection Act 2014.
The Register is, and always has been, a public register. A publicly searchable register of land is fundamental to the efficient functioning of property transactions in Victoria.
The Registrar of Titles (Registrar) periodically receives requests from people who, for a variety of reasons, wish to have their personal information removed from public access. The Transfer of Land Act 1958 does not authorise the suppression of personal information in the Register. The Registrar is not proposing to seek legislative amendment to provide such a power.
However, the Registrar is interested to hear the views of stakeholders as to whether the Register should remain fully searchable or whether steps should be taken to limit public access to personal information in the Register. To this end, a Consultation Paper has been released, which sets out specific proposals for possible changes to the ways the Register may be searched. Public comment on these proposals is now invited.

The closing date for comments is 11:59 pm on 31 July 2026.
Operating requirements for electronic conveyancing
On 19 May 2026, the Registrar determined Version 7.2 of the Operating Requirements for electronic conveyancing under section 22 of the Electronic Conveyancing National Law (Victoria).
Version 7.2 of the Operating Requirements was published on 22 May 2026, will take effect on 30 June 2026, and is available on the Publications page.
In determining Version 7.2 of the Operating Requirements, the Registrar adopted the Model Operating Requirements developed and approved by the Australian Registrars' National Electronic Conveyancing Council (ARNECC).
Environmental Priority Sites Certificate
The Environmental Priority Sites Certificate (EPSC) is a new LANDATA certificate that replaces the former EPA Priority Sites Register search for property transactions. The EPA Priority Sites Register lists sites where contamination is being formally managed.
The new certificate provides a clearer and more consistent way for customers to check whether a property is on, or within 250 metres of, a listed priority site. The new certificate is available from the Department of Transport and Planning certificate list on LANDATA®, making it easier to find and use as part of property due diligence or preparation of a Section 32 statement.
